The property is a detached home and comes with a certain status attached to it, with a large driveway and landscaped gardens. The owners engaged the services of a landscaper to ensure the gardens and driveway were presented to their potential.

When promoting a property of this calibre or indeed any property we sell, we ensure the property is professionally marketed. This involves working with a professional photographer and a graphic designer.
The property is located beside the Sandyford Industrial Estate, close to the Dundrum Town Centre. Normally we would use drone images for a property with such a large garden. In this case, we wanted to create more of an intimate setting, giving the house an oasis experience. The photographer was given this brief to capture a property as a haven.

The house is one of a series of six detached homes on Sandyford Road. The housing stock in the area is predominantly made up of semi-detached three and four-bedroom homes. To find similar houses to Kilkerry, we would have needed to consider Churchtown and Foxrock.
This made the property tricky to value. On this basis we set the price at €995,000 confident the market would find the correct level for this property, provided that it was well promoted and we ensured every potential purchaser was accommodated with viewing times to suit their schedule.
The first open viewing was held on Sunday, September 1st 2024. A further five open viewings we held on subsequent weekends and evenings. In addition, we held private viewings by appointment.
It is vital to make ourselves available to purchasers who want to view properties for sale. For this reason, we choose weekends and evenings for open viewings and during the day for private viewings by appointment. Private viewings are especially important for anyone looking to have a second or even third viewing.
