We have some history with this property as we originally sold it back in 2018. The buyer was impressed with the buying experience and got back in touch with us in 2024 when she was considering selling the property.

In 2018, the then purchaser now vendor bought a stylish home, featuring on-trend finishes. Since then the owner upgraded the front door and windows, bringing up the BER rating from an E2 to a D2.

Internally, both the kitchen and bathroom were upgraded. In terms of décor, the owner simplified the palette; brightening the living spaces and giving the bedrooms a more intimate feel. These changes really appealed to our target market.

When promoting a property we ensure the house is professionally marketed. This involves working with a professional photographer and a graphic designer. The property is located between Smithfield and Capel Street. Given its central location, the courtyard was never going to be a selling point.

Our target market was buyers looking for a modern stylish city home. The photographer was given the brief to capture a bright, comfortable city home that would entice purchasers to attend viewings.

The house is situated facing a quiet square with a green area to the front. This gave the property a sense of tranquillity despite being so centrally located. Given its proximity to both Smithfield and Capel Street, we were selling a home and a lifestyle. We were aware that there should be strong interest for the house and we set the list price at €425,000.

The first open viewing was held on Saturday, November 16^th 2024. Given how close Christmas was we needed to generate as much initial interest as possible and show the house at every opportunity. A further three open viewings we held on subsequent weekends and evenings. In addition, we held private viewings by appointment.

We agreed a sale at the beginning of December for €555,000. The vendors were delighted with this price and wrote us a very complimentary review:
